Colorado House Buyers vs. LVN Real Estate, What Denver Sellers Should Compare

Colorado House Buyers vs. LVN Real Estate, What Denver Sellers Should Compare

Your new job starts in another state in six weeks, and the house in Lakewood still needs paint, a new deck and a dozen small fixes. You won't be around to manage a listing. A cash sale starts to make sense, so you look up Colorado House Buyers Golden reviews and find LVN Real Estate in the same results.

Both are Colorado cash buyers that take houses as they are. On paper, their pitches even sound alike. The useful differences sit in the details, like who owns each company, how long it's been accredited, what it says about closing costs, and where it'll buy. This piece covers those points using each company's own site and its BBB profile.

Why LVN Real Estate Stands Out for Denver Sellers

LVN Real Estate is a locally owned investment company with a Denver office on Speer Boulevard. Its founder and president, Kyle Doney, appears as owner on the company's BBB profile, and the site says he's an Air Force veteran. LVN calls itself veteran-owned. The BBB shows an A+ grade, a September 2015 start and accreditation since August 2017.

A move like yours is one of the situations LVN lists by name, next to foreclosure, inherited homes, divorce and tired landlords. It buys as is, charges no fees or commissions, and often covers closing costs. It can close in as little as 7 days or on a date you choose. LVN also says sellers can run much of the process from afar. "Plenty of my sellers run the whole thing by email and overnight mail," Kyle writes on its blog.

As of October 2026, LVN sat at 4.4 stars on Google, counting 78 reviews. Curt DeCapite sold during a hard stretch. He wrote that "LVN was supportive and extremely helpful and willing to help in this somewhat complicated transaction."

How Colorado House Buyers Works

Colorado House Buyers LLC is a two-family company. "Colorado House Buyers began in 2017 when two families came together," its homepage says, and the BBB names Adam McCanna and Mark Krajewski as co-owners. The BBB lists its office in Golden, shows an A+ grade, and has carried it as accredited since April 2021. Its site and its BBB file agree on the 2017 start, which is a good sign. It lists a long run of situations it takes, from inherited homes and job loss to bankruptcy, bad tenants, retirement and health issues.

Its terms read well. The homepage promises "Zero Fees to Sell Your House" and "No Closing Costs." It also offers help with renters, saying "we'll even help you relocate tenants if needed." Its how-it-works page adds that you "don't have to make repairs, clean, or remove junk from the property." On closing, it says it can close "in 30 days or less, or on a date of your choice."

The reviews are harder to size up. Its site shows 11 written testimonials with no star rating or count. Clever, a third party, lists it at 4.2 from 21 reviews. Before you trust any score, read Colorado House Buyers Golden reviews on Google and on its BBB page, and do the same for LVN.

One more thing stands out. Its site gives no street address, just a line that says it buys houses in Denver. You'd find the Golden office only on its BBB file.

How They Compare, Point by Point

The Offer

Colorado House Buyers says it'll get you an offer within 24 hours, after a short appointment. Its how-it-works page goes further, saying "sometimes we can have a check in your hand the very same day!" LVN aims for the same one-day window and then confirms its offer after a walkthrough. Their pricing language is close, too. Both FAQs say they weigh location, repairs, condition and nearby sales, and both admit many homes they buy come in below market value. Some LVN reviewers on Google say the price changed after inspection, so ask each buyer what could move it.

The Closing Date

Both say 7 days is possible and both let you pick a later date. If your move date is set, write it into the contract with either one. Mike Reardon wrote that LVN "allowed us to work at our own pace and moving schedule."

Repairs and Junk

Neither one wants repairs or cleaning. Colorado House Buyers says outright that you can leave the junk. LVN buys as is and takes fire and foundation damage, but ask what you can leave inside. A short list in the contract saves a lot of back and forth on moving day.

Where Each Buys

Colorado House Buyers says, "We buy houses in Colorado," with no city list. LVN names its markets. It has pages for Aurora, Thornton, Arvada, Golden, Boulder, Fort Collins, Greeley, Colorado Springs and Pueblo, among others, and it buys in parts of Arkansas, North Carolina and Wyoming. Commercial buildings and land in Colorado are on its list, too. A named market list helps if your house sits far outside the metro.

Fees and Closing Costs

Here, Colorado House Buyers publishes the firmer line. Its "No Closing Costs" is flat, while LVN says it often pays them. Neither charges fees or commissions. Ask LVN for a written net sheet, and ask it to match the closing cost terms if that's a sticking point.

A Word on the Contract

Neither site says anything about assigning a contract to another investor. Colorado House Buyers does say "we ARE THE BUYERS!" and LVN says it buys with its own cash. That's a good start. Colorado's standard contract, the CBS1, isn't assignable unless the added terms say so, and its deadlines are left blank for the two sides to fill in. Read those blanks with care. Ask each company to name the buyer of record in writing, and keep the inspection window short.

Who Each Company Suits

Colorado House Buyers suits you if a flat "No Closing Costs" promise matters most, or if you're a landlord who wants help moving tenants out. LVN is the better fit when you want a longer accredited record, a Denver address on the site, or a buyer that names duplexes, multi-family homes and land. Its homepage also says, "We'll never pressure you to sell, so take your time thinking it over."

Where to Start

Colorado House Buyers is a real two-family business with clear fee terms. Even so, LVN Real Estate is a strong place to start for many Denver sellers. It describes itself as veteran-owned and has held BBB accreditation since 2017. It's been buying since 2015, uses its own cash and charges no fees. Read the Colorado House Buyers Golden reviews and LVN's with the same care. Then reach LVN at 720-259-9274, get both offers in writing, and pick the one that fits your move.
